A humble farmhouse built during the Civil War Era. The Gatehouse sits on 27 acres, bordered by historic Sleepy Creek, at the foot of Sleepy Creek Mountain.
Enjoy the convenient 6 mile location from downtown Berkeley Springs. Visit one of our downtown spas, restaurants, depression-era movie theater and
unique arts, crafts and antique shops.
Within a short scenic drive are the historic sites of Martinsburg, Shepherdstown, Antietam, and Fort Frederick, the hiking and biking trails of the C&O Canal and the Hancock Rails to Trails, the Potomac River, the historic Paw Paw Tunnel and the skiing and mountain biking of Whitetail. Nearby Cacapon State Park offers hiking, golf, horseback riding and swimming.
Sleepy Creek meanders around three sides of The Gatehouse's 24 acres and is suitable for wading. If the water is higher, bobbing along in a tube on Sleepy Creek makes for a pleasant afternoon. A path runs alongside the creek the length of the farm. Sleepy Creek is host to harparella, a near-extinct plant that grows only in clean water.
Deer, chipmunks, squirrels, rabbits, and turtles live on the farm and we have even seen a bear. A groundhog family lives under the barn. In the spring, look for babies in the meadow.
Birds include turkeys, grouse, hawks, owls, kingfishers, most of the usual (cardinals, blue jays, sparrows, tufted titmouse, black-capped chickadees), and an occasional warbler, rose-breasted grosbeak, killdeer, as well as a lost goose or duck. Who knows what you might add to your life list.
There's also a wonderful hill for sledding if the weather cooperates.

1 night stay fee, or 30% fee, whichever is more, applies to any cancellation made within 48 hours of your check in time.

Rescheduling Policy:
One time courtesy rescheduling of reservations for no additional fee if reservation is rescheduled 48 hours or more prior to check in date.
Any additional changes will incur a $25 processing fee per change plus applicable taxes.
Checkin Policy:
As a precautionary measure for an emergency situation and due to insurance, liability and maximum occupancy issues; absolutely no additional guests are allowed. Renters are required to inform Berkeley Springs Cottage Rentals of the total number of persons in your party and additional over party limit fees may be incurred.
Due to insurance and liability issues, please do not enter cabins prior to check in date. Any violations of this policy will be considered trespassing and violators will be prosecuted. Please contact Berkeley Springs Cottage Rentals for any questions.

Pet Policy for
Gatehouse
Berkeley Springs Cottage Rentals is delighted to offer you pet friendly cottages so you can enjoy your vacation with your entire family (pets included). Our pet policy is listed below, there are individual cabin instructions in each cottage that will also assist you, please contact us if you have any questions:
All pets that are left unattended in the cottage must be tethered outside or kenneled (some cottages allow pets to be left unattended in the basement or garage areas, please see individual cottage Visitor’s Guide located at cottage).
Pet owners must scoop yard and place pet residue in trash bag in trash bin before departing cottage.
Please bring your pets' bedding, blankets, kennel and scooper (most cottages have a shovel in garage or utility room). The bedding and blankets that are located in the cottage are for our guests use only.
Please immediately report any pet damages or problems.
Please be respectful of our owners' property, we make an extended effort to offer pet friendly cottages and we appreciate our guests who also make an extended effort to ensure the cottage is left undamaged by pets.
Guests will be charged for any damages or extra cleaning due to pet owner negligence.

Cottage Instruction for
Gatehouse
There are individual instructions and a Visitor's Guide in each cabin to assist you during your stay. We do ask our guests to do the following items before departing the cottage:
Strip all beds that were used during your stay and please leave linens next to bed that was used.
If laundry facility is available in cabin, please start a load of towels before departing.
Wash and put away all dishes before departing. If cottage has dishwasher, please ensure dishwasher is turned on before departing.
Ensure coffee pot is TURNED OFF before departing.
Place the lock box (with key) back on the outside door for our cleaning personnel.
Ensure all doors are locked and all windows are secured before departing.
Please report any damages, broken items or problems immediately.
We are delighted to have you as guests, but please be respectful of our owners’ property.
